MANAGEMENT OF YOUR PROPERTY INCLUDES:
Consultation to determine the ideal rental rate
Advertising, signage, marketing, Multiple Listing Service, and broad internet exposure to maximize visibility throughout Orange County
Showing your property to perspective tenants
Ordering and overseeing all maintenance matters, including post-work inspections and invoice approval
Regular inspections and complete care of the property
Resident screening and background check
Preparation of documents, such as leases, addendums, amendments, notices, etc.
Detailed resident move-in and move-out inspections
Enforcement of lease terms and conditions
Response to maintenance needs and requests
Maintaining good rapport with the residents and handle their needs and issues
Serving notices and enforce collection of delinquent funds
Collection of move-in funds
Ongoing collection of rents and fees
Disbursement of funds; direct deposit, if desired
Pay vendors, banks, and insurance
Monthly accounting and statement, including vendor invoices/payments
Year-end tax statement for your accountant
We collect rent monthly and if necessary, will enforce rent payments. We serve delinquency notices, termination notices and enforce all other contractual provisions if necessary. We initiate and supervise eviction proceedings.
We inspect the premises periodically as a part of our services. We perform any routine preventive maintenance that may be necessary and observe tenant behavior to ensure the terms and conditions of the lease are being met.
We are on-call around the clock for any emergency services pertaining to your property. Our seasoned maintenance team will handle minor repairs, and maintenance as well as renovations and remodeling.
“Unsatisfactory” residents cause property owners operating losses. We believe in thoroughly screening/investigating prospective residents and selecting the highest quality residents; this results in a significant reduction in any losses that may occur from rent delinquency and tenant caused property damages. We are able to make a well-informed decision about your new prospective residents.
Upon your approval, we will prepare and execute all the necessary lease paperwork. We utilize the California Association of Realtors rental agreement and applicable addendums in addition to our own rules and regulation addendum. This addresses most of the issues related to residential rental dwelling and leasing. However, if appropriate special terms or conditions may be added to the contract.
With the tenant present, a thorough inspection of the property will be conducted within 7 days of move in. A statement of the condition and inventory checklist is completed and is verified, and signed by the tenant. At our option, we will photograph or videotape the property inside and out to visually record the condition of the property.
