Relax and watch the boats glide by from the patio at this two-bedroom condo! Located on the canal, this rental is walking distance to shops and restaurants, bike rentals and the Newport Pier. The water-front patio, tile floors and one-car garage make Finley Avenue a great vacation option.
LIVING & DINING
The open living room has a couch, coffee table, recliner with ottoman, fireplace, TV and sliding door leading to the waterfront patio – everything needed for some beach R&R! – plus a dining table and chairs. The kitchen has a stove, dual sink, oven and plenty of counter space, but no dishwasher.
BED & BATH
The ground-floor bedroom has a queen bed and adjacent bath with shower across the hall. Upstairs, the guest bedroom at the rear of the property is outfitted with two double beds and has an en-suite bath with walk-in shower.

OUTDOOR SPACE
The canal-front patio has table, chairs and calming views of the water. Smaller boats, stand-up paddleboarders and kayakers pass by as well as gondoliers and their passengers in the evenings.

THE LOCATION
A five-minute walk up 32nd Street ends at one of the best beaches in Newport, ideal for any beach-based activity or just soaking up the sun.
The newly renovated Lido Marina Village with high-end restaurants - including Nobu - and boutiques is just blocks away. Via Lido Drugs is across Newport Boulevard for prescriptions, cards and unique gifts. In the same center, Lido Theatre built in 1938, offering movie-goers a one-of-a-kind experience with its art deco décor, black light accents and an old-fashioned balcony.
Right around the corner on Newport Boulevard, try Pescadou Bistro for neighborhood French cuisine in an intimate setting and casual Hook & Anchor’s award-winning lobster and seafood. On 32nd Street, near Pavilions grocery store, Chihuahua and Sancho’s serve up tacos, burritos and more. Gina’s offers pizza and pasta for the whole family.
The Newport Pier area with shops and local eateries galore is minutes away by bicycle and a fifteen-minute walk. Breakfast at Charlie’s Chili is a must for locals and out-of-towners alike. Fly ‘n’ Fish is not to be missed for terrific seafood, but if you want to prepare your own fresh fish, visit the Dory Fleet Fish Market, which has been selling local fishermen’s daily catch since 1891. Shop for souvenirs at shops on McFadden Square or rent boogie boards or surreys at the foot of the pier.

Great Location Great House
This was a wonderful little place close enough to the beach to be a very short drive, just a couple minutes. It was located in a nice quiet neighborhood as well. The house was clean and well maintained inside and out. It would comfortably sleep 6 to 7 adults on the 3 queen beds and pull-out couch bed. The couch could sleep 2 as well, esp. if they were kids. The bathrooms were clean and the one on the main level is quite large. The back porch overlooks a canal with many boats visible. They were all kept in good condition so there were no eyesores in sight. The property managers, Burr White, were very professional. I got through the registration and signing of documents quickly. They even had a nice welcome packet including a free beach towel. The next time I come to this area, I plan to just contact them to see what properties they have available in my price range. This was an overall great experience that I would do again in a heartbeat.

July 4th vacation
We rented the house on the channel to celebrate the 4th of July week. The location was perfect and, except for the day of July 4th (which we expected), the property was very quiet and relaxing. Shopping, restaurants and the beach were all within walking distance. Bicycle, stand up paddle, and duffy boat rentals were nearby. Burr White was very accommodating and easy to work with. We would like to rent this property again . . . but NOT on the 4th of July!!!

Finley home- good with the bad
It was a good stay for the price. Cute unit and nice patio with a dock. Perfect for paddleboarding and or fishing. Also great watching boats come by. For the most part a quiet neighborhood. Nice neighbors. Unit close to many restaurants and the market. Area felt safe for the most part.
Cons: On first arrival, most kitchen items were not clean (dishes, pots, utensils)
Tight garage, and there always seemed to be cars parked on both sides of the door which made it a little difficult to get out at times.
Dryer seemed to only have two temps. Very hot, and air fluff. The other temps didn't work properly.
Smelled of mildew in the front room. I think it was the couch. Had maintenance come but they couldn't remove it.
Constant low buzzing sound coming from kitchen, possibly fridge.
Dog upstairs would pee on balcony which then dripped down to patio.
Could hear noise from above fairly easily.

Great place to stay
Really great location on the waterway and five minute walk from the beach and lots of local restaurants. Good accommodation and all worked really well. We would definately consider staying again. Burr White were great and really helpful and all went without a hitch.

Some of the dishes are moldy or rusted, aside from that it was great in a great location. We have stayed here before and would recommend to a friend. Parking is always a pain, but it is like that anywhere in Newport.
