This lower unit on the boardwalk has a terrific patio and tile floors & counters throughout for easy summer living as well as central air. A two-block jaunt to the Balboa Island ferry and a short stroll to the Balboa Pier and neighboring shops, eateries and activities, makes exploring the entire area a snap!
LIVING & DINING
The living area has a queen sleeper sofa, loveseat, café table with chairs, fireplace and flat panel TV. And did we mention lots of glass to enjoy the ocean and beach views all day long? The dining table has four chairs and a nearby bench, plus four barstools at the large kitchen counter for casual noshing. With updated appliances and wrap-around counters, the kitchen has everything essential for whipping up family favorites - except for a chef and groceries! *Fireplace is not operable*
BED & BATH
The home has three bedrooms, including a master suite with king bed, en-suite bath with shower and sliding glass doors leading onto a small private patio. Even though the unit has air conditioning, the beach experience is all about welcoming in cool ocean breezes! The middle bedroom has two twin beds, the third bedroom has a queen bed. The spacious hall bath has a tub/shower combination.

OUTDOOR SPACE
The rental has wonderful outdoor space – the roomy patio sits right on the boardwalk for great people-watching and easy access to everything in the area. A BBQ, table and chairs lend to your comfort and relaxation. *there is no longer a fire pit on the patio*
A shared washer and dryer are located in the garage, with one parking space for this unit.
THE LOCATION
The home is situated a hop, skip and a jump from the Balboa Pier, Balboa Pavilion and surrounding boutiques and eateries. Ruby's Diner serves up burgers and salads at the pier’s end, where fishermen ply their trade and dolphins are frequently seen playing. Kids of all ages will love the playground at the base of the pier with an open, grassy lawn for running and playing games. Balboa Village offers dozens of dining options - Mint Leaf and Great Mex are casual local hangouts, BJs Pizza and Cruisers are known for pizza, and Newport Landing and Harborside have terrific happy hour specials every day of the week in the Saloon, plus fresh fish and beautiful harbor views from their dining rooms. Try a Balboa Bar or frozen banana at a kiosk. Deep sea fishing, whale watching excursions and day trips to Catalina can be booked at the 113 year old Balboa Pavilion. Jump on the ferry to Balboa Island via bicycle or on foot to stroll among more coastal-chic shops and cafes.

What a Wonderful Stay!
We had a wonderful stay! The house is on the older side but they have done a great job of updating where they can with artwork, furniture and so forth. The location is AMAZING, we didn't have to get in our car once we parked as everything is in walking distance. We spent almost all of our time on the patio or beach. Please note that the firepit is no longer at the property as it shows in the pictures. The patio was nice and spacious and has a large umbrella along with tables and chairs. The house itself was clean and spacious - we had two families stay and there was plenty of room. The property management company was great to work with and made everything easy and addressed any issues right away. We had a small issue with the BBQ and someone came out within the hour to replace the tank.
On the downside, the bed in the master was really uncomfortable and we ended up having to get padding to put down. There was also a lot of flies during the day but I think that has to do with the trashcans along the side of the house. Being on the beach, it is nice to keep the doors open and they just swarm in...nothing can really be done about it but just be prepared. I also thought it was odd that we had to make up our own beds - I have stayed in many rentals and never had to make up the beds before - a bit of an inconvenience but not a deal breaker.
Overall, I would definitely recommend staying here and we hope to be back again next summer for our yearly beach staycation.

We had a fantastic weekend getaway .The unit was clean and tidy .We didn't need anything extra to complete our stay .Also Burr White realty was extremely helpful and kind .Ms Sara went out of her way to accommodate our needs ..Thank you

Nice stay
We enjoyed our time here. The location was perfect for biking or walking to restaurants and shopping. The patio is great for people watching. The apartment itself could use some TLC and the kitchen is in desperate need of usable pots and pans.

Location was good disappointment by the appliances in the house coffeemaker leaked outside grill wouldn’t start was suppose to have a fire pit on patio, but it was removed right before we got there, also no blankets were provided in the house was quite expensive for these simple items not to be available overall it’s impossible not to have a good time at the beach, would be more careful as to research the house you rent.

Review - 404 E Oceanside Unit A
Burr White was very attentive and quick to respond with any needs or issues. Could have been cleaner as the kitchen and bathrooms where left dirty with debris and hair from previous guests. Kitchen was not well stocked with basics.

We loved staying in a beach house right with direct ocean access with a great location. The house itself was rather dated and a little beat up but it IS a vacation rental beach house. The outdoor patio with seating for 8, grill and fire pit got a lot of use. However, both propane tank (grill & fire pit) ran out of gas during our week long stay. These should be PROACTIVELY checked & replaced periodically to avoid the inconvenience. That said, the Burr-White staff were very friendly and helpful and addressed issues promptly.

Great place with front and side views
Great place! We like the place and its views, good sized rooms.
However, it would be great if these little things could be improved:
-Upon arrival, we weren't aware that the propane tank of the barbeque was empty. So it took us a couple of phone calls and some time to wait to get it replaced.
-We love children. But the unit above us, a nice looking family with mom dad and children (little ones also), seemed not to pay attention on the noise we endured: dragging chairs and furniture, children running, etc. We did not talk to them about the noise, because we did not mind it that much.
-Most dinner table chairs just sank all the way down, not adjustable.
-It would be more convenient in the kitchen if there were different sizes of containers to store the food in the fridge.
-Also, the spray head of the outside hose was broken, it sprayed everywhere.
Overall, nice place. We would return.

Please do not hesitate to contact the management office for noise complaints in the future, we will notify other guests about any noise issues. In cases like this, the guests are not aware that the noise transfers and educating them allows us to correct the problem. We have notified out inspection team supervisor, as your propane tank should not have been emplty upon arrival. Additionally, our maintenance staff has been notified regarding the chairs, hose spray head, and adding a variety of storage containers to make food storage more convenient for all future guests. Great Beachfron Property
I rented this property for a reunion and it exceeded our expectations! The location had a stunning view of the beach and was very walkable to nearby coffee shops and the Balboa Pier. The realty office was very welcoming and made sure we felt at home. Our one gripe was that the outside patio lights were not working, but we were also told that we were one of the first renters using this property and that there were still improvements to come on the home. Overall, we loved this property, it's location, and renting from Burr White!
