The spacious living area has large glass sliding doors that provide incredible views. The large kitchen and roomy side deck plus two car garage parking, make this property desirable with or without the views! And the ocean is just steps away.
LIVING & DINING
The upper-level living room takes up the entire front of the home and has a long balcony with chairs, all the better to enjoy sweeping views of the area. A couch, loveseat and additional seating, plus wall-mounted flat panel TV provide a comfortable setting for gathering together to share the day experiences. A dining area has a large wooden table and eight chairs for family meals. The efficient kitchen has plenty of cabinet space and granite counters for meal preparation. A smaller breakfast room off the kitchen and side deck seats four, with an adjacent half bath. Sliders here open to the patio with table and chairs and a gas barbecue.

The home has four ground floor bedrooms. A king bed graces the bay view master bedroom with ceiling fan and en suite bath. The first guest room also has a king bed, ceiling fan and a door into the adjacent hall bath. The third bedroom has a queen bed and en-suite bath. The fourth bedroom is open to the stairway to the second floor and hallway and shares the hall bath. This retro bathroom has an original tub and tiling in vintage peachy-pink!
An indoor laundry room just off the garage has a full-size washer and dryer. Fireplaces are decorative only.

The front deck has chairs for enjoying views of the bay. The ground floor patio with wrought iron furniture is terrific for people watching at street level.

THE LOCATION
Ten-acre Marina Park, five blocks away, with The Lighthouse Restaurant, an outdoor fitness circuit, basketball courts and picnic area allows visitors to soak up city and bay views. The kids can visit the playground with mini-lighthouse and run through plenty of grassy space. The elementary school is close by as well on the oceanfront. Kids will love the playground, accessible to visitors when school is not in session.
Balboa Village is about fifteen minutes away on foot, but worth the trip. Visit Harborside in the historic Balboa Pavilion for amazing views and unbeatable happy hour deals (try the fried calamari!) every day, or seafood in the bayfront dining room. Other local’s favorites are Cruisers, Newport Landing and casual Great Mex. Take the ferry to explore Balboa Island and its many boutiques and eateries or rent a bike and pedal the bike path (boardwalk) to access the entire Peninsula.
Go north to the Newport Pier area with more shops and local eateries. Purchase freshly caught fish direct from the fishermen at the Dory Fleet Fish Market, established in 1891. Seaside Donuts serves up fresh donuts 24/7, and 21 Ocean Front and Fly ‘n’ Fish offer more upscale dining. Charlie’s Chili on McFadden Square is “don’t miss” breakfast spot for many out-of-towners.

Perfect spot for young children. The marina park is walking distance and the bay is calm and easy for new swimmers.the kitchen needs a restock.

Great Vacations
Very good location, clean, spacious, and great garage space. We want to do again this next year for Parade if Lights.
We had a couple of things that needed repair and Sarah at Burr White did a great job of having fixed.
We have stayed with Burr White many times. They usually give us a form to complete for the next year rental. We need one. Thanks so much!

Bay Views Can’t Be Beat
Another great week at 925 W Bay. You can’t beat the location but didn’t give 5 stars b/c the beds are getting a little soft and pink downstairs bathroom needs updating. Property management company is great too.

Bay Front Is Great
This is a great location, quieter than the beach side, easier to park and a nice walk to either pier. The house is great, with an amazing view of the bay from the living room and balcony.

Enjoy the beach from the comfort of your balcony and living room.
Excellent location between the bay and ocean. Enjoyed walking (8 min.) to Balboa Fun Zone for restaurants and the Ferry to the island. Missed coffee the first morning. A coffee maker with coffee and a few condiments like salt and oil would have been appreciated. TV didn't work at all. We had our own devices to fill the void. Internet was out one of the days. Overall the view and location was exceptional, making this a most memorable experience. We are a three generation family.

This Location is a MUST!
We loved this house! The layout was a little wonky, but we got over that soon! The upstairs living areas are amazing and to have two patios to enjoy, was perfect! Just steps from the sand and close to all NB has to offer.

Review of 925 W Bay Ave - Newport Beach
We had a great stay overall. The rental sleeps 8 adults but the bedroom layout was a bit awkward, as you had to walk through one bedroom to access the back of the rental which contained another bedroom, laundry and garage. The kitchen and baths were very dated and the kitchen did not contain cookware for 8 adults. We love to cook and there were no large size bots for steaming shrimp, making stir fry, etc. We had to cook in stages. Plumbing issue with one of the toilets resulted in a call to maintenance when we arrived. Plumber was very prompt and fixed the issue, but left a big mess in the bathroom which we cleaned. Burr White was super nice and helpful, but we likely will not rent this particular unit again for the above reasons. The view and location were excellent though!

Great location!
This rental is perfectly located on the bayside and has a spectacular view! It was large enough to house our large family and the two car garage was a luxury with hard to find street parking. We will definitely be back for another visit.

we had an awesome time staying here. It was a great location, quite neighborhood, incredible views and close to everything. It was clean and comfortable. We made some great memories here and will come back to make more!!

Harbor view
Unusual bedroom layout, but spacious and great location. The master bedroom worked perfectly for our toddler - her pack and play fit between bed area and bathroom. There was built in ideal for changing diapers. The harbor across the street worked for beginning paddle boarding and toddler play.

So. Cal. Getaway
Love this house! We have stayed at this home twice and have had a great time, created great memories, and would go back. The only complaint our party has is the first time we rented you could use the fireplaces and this time all fireplaces said for decorative purposes only. Big disappointment. It's cold in the morning and at night and not having use of the fireplace is big. Especially since it is a focal point and area to sit. Other than that love the house.
