INSPECTIONS:

We use trained, skilled housekeepers who keep your vacation rental home cleaned to industry standards. Inspectors are in your property before and after every guest, ensuring consistency and quality and making sure that everything is in order. We strive for a superior standard of cleanliness and maintenance—our guests expect it and your investment deserves it.

MAINTENANCE:

We make sure all properties are in great shape at all times – safe, clean and in good repair. We offer professional in-house maintenance services with timely responses to maintenance problems as well as after-hours requests for emergency services. We use reliable vendors who are qualified to handle practically any situation, at fair prices. We oversee all contracted services, such as home repair, pest control, lawn service, and warranty work.

PROPERTY IMPROVEMENT SERVICES:

We offer property improvement services…consultations and detailed plans for improvements designed to meet market demands and increase revenues.

Our accounting team tracks all income and expense statements and will prepare all sales tax payments and reporting. They work with each Account Manager to set and monitor progress to revenue goals, prepare financial statements, and coordinate payment collection and prompt monthly reporting to our owners. Monthly and annual reports on the activity at the property, providing a breakdown of income and expense.

As professional property managers, we are the constant "eyes and ears" for your property. Instead of sitting empty, vacation homes are lived in, checked and maintained continuously. We meet your guests; and we're available if a problem arises.

ACCOUNTABILITY:

As your property manager, we are primarily accountable to you, the property owner. All guests are required to sign a detailed rental agreement and review the rental policies. We rent to families or adult groups over the age of 25, and we do not rent to proms, parties, reunions, etc. We do everything we can to protect your home and your investment.

LOCAL CONNECTIONS:

We maintain relationships with local officials and agencies – from Newport Beach tourism board and Visitor’s Center to the police, City Council and the Chamber of Commerce. We are constantly making sure our homeowners and guests are top of mind in our community.

We patrol our properties in order to enforce policies that do not allow overcrowding of your home, house parties, and parking violations.
